Just steps from the Viareggio sea, in a quiet area surrounded by greenery, this apartment is the ideal solution for a relaxing holiday in Versilia. Its location allows easy access to beaches (just 100 meters), pine forests (just 50 meters), restaurants, and amenities, while the small terrace overlooking the sea offers pleasant outdoor moments, enjoying the sea breeze and summer sunsets.
The apartment is located on the second floor (with elevator access, 5 steps down) of a beautiful Art Nouveau building with turrets (formerly Villa Bolivar) and can accommodate up to 5 people: in addition to the two double bedrooms, a fifth person (preferably a child/teenager) can sleep on the living room sofa, which converts into a single bed.

The interiors are bright, welcoming, and designed to make you feel instantly at home.

- Elegantly furnished living room in 1950s style, with a sofa, armchair, sideboard, a beautiful dining table for 5, and a Smart TV—the ideal place to relax after a day at the beach.
- Terrace overlooking the sea and the beautiful gardens of the villas opposite, where a wrought-iron table and two chairs offer a truly pleasant setting for breakfasts or light lunches al fresco.

Sleeping area:
Two double bedrooms, both air-conditioned and with beautiful windows overlooking the sea. The modern, open-plan wardrobes are sufficient for seaside stays.

Kitchen: Small but functional and well-equipped: a four-burner induction stove, extractor hood, kitchen window, refrigerator, freezer, electric oven, microwave, moka pot, toaster, kettle, dishwasher (with tablet), and coffee machine with pods. Ample pantry space is available, complete with pots, pans, dishes, and everything else you might need.

Bathroom: Practical and well-maintained, with a large window, shower, toilet, sink, and bidet.

Storage Room: In the hallway, there is a convenient storage room for recycling bins and a washing machine with a drying rack.

The rooms offer the right balance of comfort and simplicity, perfect for both short stays and longer vacations.

Our opinion:
The house is particularly suitable for families with children, couples, or two couples of friends who want to experience Viareggio in total relaxation, surrounded by the sea, walks, and nature. Thanks to the good internet connection, air conditioning, heating, and dishwasher, it is also ideal for remote workers and long stays, both in summer and winter.
For those arriving by car, we'll be happy to recommend the best parking lots in the area for a hassle-free holiday.

The sea is just 100 meters away and boasts a long beach of fine white sand, perfect for pleasant strolls.
On the beach, there are beach establishments offering paid access and services such as umbrellas, deckchairs, changing rooms, restaurants, and swimming pools. On average, a beach umbrella with two deckchairs costs €25-€30 per day, but the price varies depending on the month.
For nature lovers, there is also a public beach, with free access and swimming: the most famous is Lecciona Beach.
Just 50 meters from your accommodation is the western pine forest: a huge, cool green space with bike rentals, bars, restaurants, tennis courts, and a variety of children's games: baby golf, inflatables, table football, and trampolines.
The Viareggio promenade (along the seafront) is just 100 meters away and is the center of shopping and social (and nightlife) life. Bar Fanatiko, Caffè New York, and Piazza Mazzini host free concerts and shows in the summer.
For mountain lovers, the Apuan Alps are just a few kilometers away, with trails, refuges, and peaks (over 2,000 meters) offering breathtaking views.

A few kilometers south is Torre del Lago Puccini, overlooking Lake Massaciuccoli (an oasis offering pleasant boat trips), with its famous open-air theater named after Giacomo Puccini and the house-museum where the Maestro wrote some of his most famous operas.
During the months of July and August, the Puccini Festival takes place: you can attend performances of Puccini's famous operas in the open-air theater on the lake.

The main attractions in the surrounding area are:
- Pisa: Piazza dei Miracoli and the Leaning Tower.
- Forte dei Marmi: the most exclusive and trendy clubs, major brands, and nightclubs.
- Pietrasanta (the "Little Athens"): art, excellent restaurants, and entertainment.
- Lucca: (the city of 100 churches), surrounded by 4 km of perfectly preserved medieval walls.
- Florence: the cradle of the Renaissance, art, culture, and fine food.
- Cinque Terre: a unique itinerary through villages perched above the sea, also accessible by boat from the Viareggio pier.

The vacation rental property is located in Viareggio's most exclusive neighborhood, along the Città Giardino seafront.
In Viareggio, parking is paid for at an hourly rate (€2.00), but biweekly (€25.00) or monthly (€50.00) passes are available.
The nearest vendor is the newspaper kiosk 50 meters away on Via Buonarroti.
